The Northern Nevada economic
climate is showing signs of improvement, perhaps indicating that the
retail vacancy rates may have peaked. The current overall vacancy level
in Reno/Sparks declined to 17.99% from the previous quarter of 18.52%
and 18.60% from the previous year.
The
anchor space vacancy is currently at 14.88%. In-Line shops have
decreased in vacancy from 23.07% last quarter to 22.62% this quarter.
Total net absorption for this quarter was 16,779 square feet. The total
gross absorption was 117,700 square feet for this quarter.

The transaction will help create a leading fully integrated commercial property services company that will operate in markets around the world. Locally based NAI Alliance, is the Northern Nevada representative of NAI Global.
C-III is a leading commercial real estate services company engaged in a broad range of activities, including primary and special loan servicing, loan origination, fund management, CDO management, principal investment, title services and multifamily property management. C-III is led by CEO Andrew L. Farkas, who founded and was Chairman and CEO of Insignia Financial Group, Inc. (NYSE:IFS). Its principal place of business is located in Irving, TX, and it has additional offices in New York, New York; Greenville, South Carolina; McLean, Virginia; Chicago, Illinois; Dallas, Texas and Nashville, Tennessee.

NAI Alliance Announces Q2 2011 Retail Statistics

NAI Alliance Retail Division recently completed their market survey of the Reno Sparks Market for the second quarter of 2011. Excluding regional malls, their findings show total rentable square footage at 13,057,174 and total vacant square feet at 2,321,420. This gives an overall vacancy rate of 17.78%, line shop vacancy of 21.99% and anchor vacancy of 14.82%. Total net absorption for the second quarter was 541 square feet and the total gross absorption was 73,388 square feet.
Kelly Bland, Senior Vice President of NAI Alliance reports, “After a hopeful start at the beginning of the year, the activity in the retail market has subsided a bit halfway through. There are still signs that absorption figures will trend up as the year progresses and tenants like Ross and Wal-Mart open stores that have been under construction. However, with the announcement of the closure of Borders, this will add more vacant square footage onto the market. It’s a great time to be a tenant looking for space in the market. We’re getting new and relocating tenants great deals right now.”
